Landlords should be proactive when managing their properties, according to one expert.

Landlords should aim to adopt a professional, hands-on approach in order to effectively manage their properties, an expert suggests.
According to the Residential Landlords Association (RLA) chairman Alan Ward, the private-rented sector is about people as well as numbers.
He stated: "It is not just about buying the property, getting the tenant in, sitting back and rolling in the money."
Instead, Mr Ward believes landlords "have got to look after that property and particularly the people who are in it".
The expert, who was commenting during the recent Avoid the Voids webinar, went on to say that landlords should be picky when it comes to selecting tenants for their properties.
Meanwhile, speaking in the same webinar, upad.co.uk's chief executive officer James Davis outlined the need for landlords to communicate with their tenants in an effective manner, dealing quickly with any problems if and when they arise.
