Rental demand 'affecting tenants' choices'

An upsurge in rental demand means that tenants are less likely to be able to choose their perfect home, an expert suggests.

The "tremendous" demand for rental property in the UK is affecting the ability of tenants to "pick and choose" their ideal home, one expert has explained.

Malcolm Harrison, a private rental sector expert, said that an upsurge in demand for rental property means that potential tenants looking for energy-efficient homes are often being forced to choose something else because landlords are keen to let out houses rather than make alterations.

It follows a report by the Chartered Institute of Plumbing and Heating Engineering, which showed that an average of £200 can be shaved off energy bills each year by upgrading from an E-rated boiler to an A-rated central heating system.

Mr Harrison noted: "A landlord is going to take [a] view on cost and as to whether he will make it back. Only he will be able to tell you that, because every property is different. "

The expert added that he is unsure whether doing so would make a difference to rental value, though it is likely to appeal to eco-conscious tenants.
